Kop van Zuid can be considered to be a newfound confidence in the Maasstad. Since its first planning in the 1980’s, an area has emerged that connects the northern and southern sides of Rotterdam. Even now, Kop van Zuid is still under development, with flexibility and dialog increasingly being requested as a character of the of the developments by urban planner Riek Bakker’s master plan.

Baltimore is one of the last buildings on the northeast side of the pier and is located between the passenger terminal and the Port of Rotterdam Authority headquarters. Baltimore is a benchmark in sustainability, multifunctionality and public character. Good (high-rise) construction is the result of an interplay between qualitive public space and a multifunctional program in architecture. Adding value acts as the actual starting point. Value in its use, in the careful determination of the program and the merging of public space into the building.

Baltimore is an intelligent mix of public and private functions which leaves room for improvement in insight and use. The hotel, restaurants, bars, the wellness center, the service apartments and offices provide a building full of life that strengthens the relationship with the Maas. This vibrant building of multifunctionality gives Baltimore the appeal that benefits the entire city.
